Here are some of the best and most common ways to invest in real estate:

    • Rental properties – Buying a property to rent out is a direct way to invest in real estate. You earn rental income and build equity as the property appreciates.
    • REITs (real estate investment trusts) – These are companies that own and manage real estate assets and trade like stocks. It allows for a more liquid, passive investment in real estate.
    • Real estate crowdfunding – Platforms like Fundrise allow pooling money with others to invest in larger commercial or residential properties.
    • Fix and flip – Buying a run-down property, renovating it, and quickly reselling for a profit. Higher risk and hands-on.
    • Wholesaling – Finding deeply discounted properties, getting them under contract, and then selling to an end buyer. Low risk way to start.
    • House hacking – Buying a multi-family property, living in one unit and renting the others to receive rental income.
    • ETFs (exchange traded funds) – Some ETFs include real estate stocks and REITs to offer a diversified real estate portfolio.
    • Note investing – Investing in real estate notes, mortgages, and all-cash deals as the financier. Lower risk than owning property.

The right approach depends on your goals, time commitment, and risk tolerance. Diversifying across different real estate assets can spread out risk.

No, advertisements or promotions claiming you can invest $5k and get $15k (or any huge returns) within an hour are likely scams and should be avoided. There are several red flags to watch out for:

    • Claims of guaranteed high returns with no risk are unrealistic and unsustainable for any legitimate investment. If it sounds too good to be true, it usually is.
    • Vague claims without much detail on the company, leadership team, investment product or method of generating returns are common. Lack of transparency is a big warning sign.
    • High pressure tactics urging you to act fast before you miss out are used to get people to invest before properly evaluating the opportunity.

-Requested upfront payment via difficult to trace methods like gift cards, cryptocurrency or wire transfers indicates potential fraud.

    • No regulatory information or registrations provided. Legitimate investment companies share licenses, certificates, registration numbers etc.
    • Anonymous individuals reaching out directly via email or social media instead of official company channels.
    • Claims of celebrity endorsements, huge profits for others etc. intended to manufacture FOMO or credibility. Hard to verify.
    • Websites and materials look unprofessional, copied or quickly put together. Grammatical errors and inconsistent claims.

The best way to avoid scams is to research investment opportunities extensively, check registrations and certifications, review company leadership and operations, start small to test, and be wary of “too good to be true” claims. If something seems fishy, it’s best to avoid.

Investment risk refers to the potential for an investment’s actual returns to differ from its expected returns. There are several components that contribute to investment risk. While the specific categorization might vary, here are five common components of investment risk:

Market Risk (Systematic Risk): This risk arises from factors that affect the entire market or a specific segment of it. Market risk includes events like economic recessions, interest rate fluctuations, political instability, and global events that can impact the overall market. It cannot be diversified away through portfolio diversification because it affects the entire market.

Interest Rate Risk: Interest rate risk pertains to the impact of changes in interest rates on an investment’s value. Generally, when interest rates rise, the value of fixed-income securities such as bonds tends to fall, and vice versa. This risk is especially relevant to fixed-income investments.

Credit Risk: Also known as default risk, credit risk refers to the possibility that the issuer of a bond or other debt security might not fulfill their payment obligations. This risk is more prominent with lower-rated or high-yield bonds, as there’s a higher likelihood of the issuer defaulting on payments.

Liquidity Risk: Liquidity risk relates to the ease of buying or selling an investment without significantly affecting its price. Investments that are less liquid can experience wider bid-ask spreads and potential difficulty in finding buyers or sellers. This risk is particularly pertinent when dealing with less-traded securities or during periods of market turmoil.

Inflation Risk: Inflation risk, also known as purchasing power risk, arises from the erosion of the real value of investments due to inflation. When the rate of inflation outpaces the return on an investment, the purchasing power of the investment’s returns decreases over time. This is particularly important for investments that don’t keep pace with inflation, such as some conservative fixed-income assets.

The five main components of investment risk are:

    1. Market Risk – The risk of losses due to factors that affect the overall performance of the financial markets. Includes downturns in the economy, changes in interest rates, geopolitical events, etc.
    2. Business Risk – The risk related to the operations and profitability of a company or entity. It relates to the company’s management, competitors, industry changes, etc.
    3. Liquidity Risk – The risk of not being able to buy or sell an investment quickly for cash without impacting its price. Higher for assets with lower trading volumes.
    4. Interest Rate Risk – The risk that interest rate changes will affect the value of fixed-income investments like bonds. Rising rates typically cause bond prices to fall.
    5. Currency Risk – The risk of losing money on international investments due to unfavorable changes in currency exchange rates. Applies to overseas bonds, stocks, etc.

Other types of risks include political risk, reinvestment risk, inflation risk, legislative risk, event risk, etc. But these five make up the key components that drive the overall risk-reward profile of most major investment asset classes. Understanding these risks is crucial for investors.

Here are some types of investments beginners should generally avoid when just starting out:

    • Penny stocks – Ultra cheap stocks of small companies trading under $5 per share. Highly speculative and prone to manipulation.
    • Over-the-counter stocks – Stocks that trade over-the-counter instead of on major exchanges. Lack oversight and transparency.
    • Complex derivatives – Futures, options and other complex derivatives require extensive knowledge before investing. High leverage amplifies risks.
    • Illiquid investments – Private equity, restricted shares, non-public companies. Cannot readily sell to exit position. Locks up capital.
    • Commodities futures – Direct investment in commodity futures contracts requires deep understanding. Extreme volatility.
    • High-fee funds – Actively managed mutual funds with high expense ratios and excessive fees reduce returns.
    • Cryptocurrencies – Still an emerging area with high volatility and complexity. Need extensive knowledge.
    • NFTs – Non-fungible tokens are highly speculative currently, lack transparency and regulation.
    • Junk bonds – Bonds issued by companies with poor credit ratings carry excessive default risk.
    • Foreign developing markets – Foreign emerging and frontier stocks add political, currency risk on top of investment risk.

Beginners are better off starting with building a core portfolio of low-cost, diversified ETFs, blue-chip stocks, investment-grade short-term bonds and open-end mutual funds focused on major asset classes. Learning the basics before venturing into more complex assets.
